Village Courtyard East
The design of this 69,000-square-foot, four-story office building in north Fresno focused on providing superior tenant comfort with the lowest possible energy costs, while maintaining competitive construction costs. The design began in 1999 and construction was completed in 2001.
Six different HVAC systems were analyzed before making a final selection. Several factors were considered: construction costs, anticipated energy costs, maintenance costs, water consumption, impact on other trades and impact on architectural features. The best solution was determined to be a rooftop variable volume system using a separate unit for each floor with two compressors in each unit. The installed HVAC system offers infinite tenant zone flexibility. The combination of this system with high-performance glazing and a superior lighting design make the building one of the most energy-efficient office buildings in California. This type of system, working with a building management system, allows an unlimited number of zones to satisfy unknown tenant requirements.
This system allows the largest number of leasable square feet because the air conditioning units are on the roof. Putting the units on the roof also means that the tenants are not disrupted for service and repair.

The building was awarded the EPA Energy Star rating in 2004. The rating is an acknowledgement that this office building is among the top twenty-five percent in the United States for energy conservation.
