The owners of this two-story, 22,729-square-foot office building have been struggling with high energy costs for many years. The building was built approximately twenty-five years ago when energy cost was not a factor, and was not maintained properly.
The existing HVAC system is a variable air volume system with two air-handling units, a water-cooled chiller and a boiler. Our service team was asked to provide recommendations to make repairs and modifications that were cost-effective and reduced energy consumption significantly.
The obsolete, poorly functioning control system was replaced with a new Novar Logic One system programmed for maximum comfort and energy efficiency. In addition, Patton A/C repaired and cleaned twenty-three reheat VAV boxes and heating coils, replaced two failed air handler fan motor variable speed drives, installed a variable speed drive on the cooling tower fan, rebuilt the air handler supply air temperature control system and rebuilt the economizer damper control system.
For the first six months after the repairs and modifications were completed, energy consumption has dropped by forty-six percent, saving a total of $24,804.
