4615 N. Marty (South of Shaw), Fresno
This sprawling 55,000-square-foot, one-story office building was completed in May 2001. It was built by a private developer and is occupied by an agency of the State of California. The lease included all utilities as the HVAC system was designed to minimize energy consumption.
Coordination of both the design and the installation was a challenge because the shell and tenant improvements overlapped with very tight schedules. The project grew more complicated by the state’s requirement that a different architectural firm and general contractor be used for the tenant improvements than were used for the shell phase.
Both phases were designed and constructed on schedule and the HVAC was completed without one change order. In addition, the owner was awarded a PG&E energy rebate.
